We have built the dream setting from rammed earth and glass to create the definitive bed and breakfast experience, carefully establishing generous private space for guests in a fresh, pristine environment.
The central location allows you to park the car until it's time to depart or treat it as a home base to explore one of the world's most beautiful coastlines.
Previous working lives spent at so many conferences have left us both with a keen appreciation of the importance of privacy, a feeling of spaciousness, tasteful surroundings and decor, up to date technology, central location, attention to detail and thoughtful service that fades into the background when no longer needed.
Where possible, we source local produce and showcase Australian design and textiles. It has been a priority to achieve a balance between restful luxury and a sustainable future. Our long association with Point Lonsdale highlighted what we could add to the area's unique appeal to make sure your escape starts the minute you arrive, and when it ends, know you can access that special space in an instant on a return visit. It is our wish to create and maintain that experience for all our guests.

Full payment or a minimum 50% deposit is required at the time of booking.
Payment will be accepted by way of credit card, cash, or direct transfer only. Bookings will not be confirmed until payment is received and in the case of direct transfer, bookings will be held as “pending” for 48 hours only, to allow for bank delays.
Bookings will be confirmed by email or post within 24 hours of payment received.
For cancellations greater than 21 days:
A full refund will apply less an administration fee of $AU50.00
For cancellations less than 21 days:
There will be no refund unless the room is re-let and then a full refund of the deposit will apply, less an administration fee of $AU50.00
For multi night bookings that fail to be re let for the entire duration there will be a $50.00 administration fee plus the full fee of nights not re-let, in the case of deposit being the full amount and in the case of part deposits the full deposit will be forfeited or the full fee of nights not re-let whichever is lesser.
If you wish to cancel a booking and rebook for another date, no charge is incurred if 21 days notice or longer is given for both High season and Off Peak bookings.
A minimum 50% deposit is required at the time of booking.
The balance is required in full 21 days prior to the commencement of the booking.
Cancellation under 21 days will result in loss of the amount equivalent to the nights not re-let plus an administration fee of $50.
Payment is accepted by methods outlined above.
Cancellation via email
If you cancel your reservation via email, it is only a request to cancel. Your reservation will not be cancelled until you receive a written confirmation from Martins @ number thirty five (within 24 hours of receiving request to cancel. If you do not receive confirmation in this time you must contact us on 03 52581798. In the case of a dispute this cancellation confirmation must be provided.
In the event of cigarette smoke affecting a room a Cleaning Fee equal to one nights fee will be charged.
Where your use of the property results in damage requiring replacement, repair or unscheduled maintenance you will be liable for costs incurred. Charges may be made to your credit account.
Gift Vouchers have no expiry date.
Gift vouchers are activated when a booking date to redeem the voucher is made.
Cancellation of the booking within 21 days of the booking date voids the voucher if the booking is unable to be re let.
If the booking date is relet the voucher remains redeemable at another time.
Bookings can be altered beyond 21 days of the booking date without penalty.
No enquiry or expression of interest will be considered a "booking" until a deposit has been paid and as such there is no agreement to hold any date for accommodation. All bookings will taken on a deposit basis "first in, first served basis"
